A builder floor is one of the biggest purchases a family makes. Most of what matters is hidden inside the walls, so it pays to ask the right questions before you sign. Use this checklist on your next site visit.
Paperwork
- Ownership and title. Ask for the chain of property documents and check that the seller has the right to sell the floor.
- Approved building plan. Ask whether the building was built as per the sanctioned plan, and see the plan.
- What exactly you are buying. The floor, the share of land, roof rights (if any) and the parking slot should all be clearly written.
- Freehold or not. Confirm whether the property is freehold.
The building
- Structure. Ask about the structural design, the steel brand and whether the building is designed for Delhi's seismic zone.
- Waterproofing. Look at the terrace and bathroom ceilings for damp patches, and ask how waterproofing was done.
- Lift and stilt parking. Check the lift brand, the size of the lift and how parking is allotted.
- Light and ventilation. Visit at different times of day. Check how many sides are open and how much sunlight each room gets.
Finishes
- Flooring, woodwork and fittings. Check the marble, kitchen, wardrobes, doors and bathroom fittings in person. Ask for brands.
- The builder's track record. Visit buildings the builder finished a few years ago and talk to the families living there. A builder who has been in the same area for decades has a reputation to protect.
At Babaji Buildcon you buy directly from the builder, not a broker, and you can see our work in progress before you buy. Ask us about available floors.
