"What will it cost to build?" is the first question every plot owner asks. The honest answer is that it depends on a handful of choices. Once you understand them, it becomes much easier to compare quotes from different builders.
1. The structure
The structure is the part you can't change later, so it should never be where you save money. A good builder floor in Delhi has a framed RCC structure designed by a structural engineer for Seismic Zone IV, branded first-grade steel, and properly cured concrete. Ask every builder which steel and cement brands they use and whether the design is certified.
2. Flooring
Flooring is one of the biggest variable costs. As a reference, these are the kinds of rates we write into our annexures (approximate, including GST and cartage):
| Area | Material | Approx. rate |
|---|---|---|
| Drawing, dining, lobby, kitchen | Italian marble | ₹300 / sq ft |
| Bedrooms | High-quality marble | ₹300 / sq ft |
| Balcony, stairs, parking | Granite | ₹90–100 / sq ft |
| Bathrooms | Designer tiles | ₹60–70 / sq ft |
Rates change with the market and your choice of stone, so always confirm them at the time of your project.
3. Woodwork and kitchen
Modular kitchens, wardrobes, TV units and doors can change the budget a lot. The material (ply, laminate, veneer, glass), hardware and finish all matter. Decide early whether woodwork is part of the builder's scope.
4. False ceiling, lighting and finishes
Designer POP ceilings, profile lights, cove lighting and texture walls make a floor feel premium. They are not structural, but they are what buyers notice first.
5. Lift, services and waterproofing
A lift is now expected in a stilt-plus-four building. Plumbing, electrical wiring and proper waterproofing of the terrace, kitchen and bathrooms are items you don't see after handover, so check the brands and methods in writing.
6. Drawings and approvals
Architectural, structural, plumbing and electrical drawings, plus the building plan approval, are part of the real cost of a project. Make sure your quote says who pays for them.
How to compare quotes
- Ask for a written annexure with brands and rates, not just a per-square-foot figure.
- Check what is included: lift, woodwork, kitchen, approvals.
- Visit a building the builder has finished recently.
