Collaboration builders in Delhi
Give us your plot. We build a modern stilt-plus-four building at our cost, and you get your share of brand-new floors, with no construction cost to you.
How it works
Your land, our construction, shared floors
Many families in Delhi own an old house on a valuable plot. Rebuilding it themselves means arranging money, contractors, approvals and years of supervision.
In a collaboration (also called joint development), you provide the land and Babaji Buildcon provides everything else: drawings, approvals, construction, lift and finishing. When the building is complete, the floors are divided as agreed. You keep or sell your floors; we sell ours.
You get new floors built to the same specification as ours, without spending on construction.
Collaboration
From an old house to new floors
Most of our work in Rajouri Garden, Tagore Garden and Meenakshi Garden starts like this: a family, an ageing house, and a plot worth far more as a modern building.
Site visit
We inspect the plot, check width, road and approvals, and tell you what can be built under MCD rules.
Agreement
Floor share, timeline and the full construction annexure are fixed in a written agreement.
Drawings & sanction
Our architect and structural engineer prepare the plans, elevation and Zone IV structural design.
Construction
Barricading, foundation, RCC frame, masonry, services and finishing, with site visits whenever you want.
Handover
Your floors are handed over finished, with lift, fittings and woodwork as listed in the annexure.

FAQ
Common questions about collaboration
What share of the floors will I get?
It depends on the plot size, location, road width and how many floors can be built. We tell you the share after a site visit, and it is fixed in a written agreement before any work starts.
Do I pay anything for construction?
No. In a collaboration we bear the full cost of construction. You contribute the land; we contribute the building.
Where will my family stay during construction?
This is agreed in the collaboration agreement. Many families arrange rented accommodation for the construction period, and the terms around it are discussed and written down at the start.
How long does it take?
Timelines depend on plot size, approvals and the number of floors. We give you a written timeline in the agreement, and you can visit the site whenever you like.
Will my floors have the same quality as yours?
Yes. Every floor in the building is built to the same annexure: the same structure, steel, marble, fittings and woodwork.
Who handles approvals and paperwork?
We do. Building plan sanction, agreements and construction-related legal work are part of our service.
